- A KXAN Studio 512 guide (sponsored content, 2026) puts most homes with architectural shingles at $8,000 to $18,000, and an average Austin roof of 2,000 to 2,500 sq ft at about $12,000 to $15,000 installed.
- Nationally, insurance data firm Verisk reported the average residential roof replacement at $17,631 in 2025, about a third higher than its 2021 to 2024 average.

How much more do Class 4, metal and tile cost?
The same KXAN guide gives installed prices per square foot of roof: Class 4 impact-resistant shingles about $6 to $11, standing-seam metal about $10 to $18, concrete tile about $9 to $16 and clay tile about $12 to $20. Tile is heavy, and the guide notes it can need structural reinforcement, which adds cost. The Texas Department of Insurance says some insurers give a discount for roofing materials that are less likely to be damaged by wind, hail or fire, so ask your agent before you choose.
What actually moves the price?
- Roof area, not house size. Roofers price by the “square,” 100 sq ft of roof measured on the slope. A one-story house with a moderate pitch and an attached garage can have more roof than floor.
- Pitch and complexity. KXAN’s guide says a pitch steeper than 6:12 adds 10 to 25 percent to labor, and every valley, hip, chimney and skylight adds cutting and flashing.
- What comes off. Tear-off runs about $1 to $3 per sq ft in the KXAN guide. A second layer of old shingles adds to that.
- Decking. Rotted plywood or OSB has to be replaced before new roofing goes on. KXAN puts it at $40 to $60 a sheet plus labor, and 5 to 15 sheets on a typical job at $500 to $1,500. Ask every roofer for their per-sheet price in writing.
- Permits. Most Austin shingle reroofs don’t need a city permit (see the permit guide), so this is usually a small line or none. Cities around Austin set their own rules.
